A Little Maintenance Goes a Long Way

Your garage door is the largest moving part of your home, and it works hard — the average garage door opens and closes over 1,500 times per year. Like any mechanical system, regular maintenance keeps it running safely, quietly, and reliably for years longer than a neglected door.

The good news is that most garage door maintenance tasks are simple, take only 15-30 minutes, and can be done with basic household tools. Here's your complete seasonal guide.

Spring: Post-Winter Recovery

Winter weather takes a toll on your garage door system. Spring is the time to address any cold-weather damage and prepare for the warmer months ahead.

  • Visual inspection: Walk around the door and look for dents, rust spots, peeling paint, or cracks in the panels. Address cosmetic issues before they become structural problems.
  • Test the balance: Disconnect the opener and manually lift the door halfway. A properly balanced door should stay in place. If it rises or falls, the springs need professional adjustment.
  • Check weatherstripping: Inspect the rubber seal along the bottom of the door and the weatherstripping around the sides and top. Replace any cracked, brittle, or missing sections to keep out rain, pests, and drafts.
  • Clean the tracks: Wipe down the vertical tracks with a damp cloth to remove dirt and debris. Do not lubricate the tracks — this can cause the rollers to slip.
  • Lubricate moving parts: Apply a silicone-based or lithium-based garage door lubricant to the hinges, rollers (if metal, not nylon), springs, and the opener's screw or chain. This reduces friction and noise.

Summer: Heat Preparation

High temperatures and humidity create unique challenges for garage door systems.

  • Test the auto-reverse feature: Place a 2x4 board flat on the ground in the door's path. Close the door — it should reverse immediately upon contacting the board. This safety feature is critical and should be tested quarterly.
  • Check the photo-eye sensors: Clean the lenses and verify the indicator lights show proper alignment. The sensors prevent the door from closing on objects, people, or pets.
  • Inspect the cables: Look at the lift cables on each side of the door for fraying, kinks, or signs of wear. Never touch or adjust cables yourself — they're under high tension and require professional service.
  • Tighten hardware: Vibration from daily use can loosen bolts and brackets over time. Use a socket wrench to tighten the brackets that hold the tracks to the wall and ceiling, as well as the bolts on the door hinges.

Fall: Winter Preparation

Preparing your garage door for winter can prevent cold-weather emergencies and keep your energy bills in check.

  • Replace weatherstripping if needed: A good seal is especially important in winter. Fresh weatherstripping keeps cold air, rain, and snow out of your garage.
  • Lubricate again: Apply lubricant before temperatures drop. This prevents metal components from binding or squeaking in cold weather.
  • Test the battery backup: If your opener has a battery backup, test it by unplugging the opener and operating the door. Replace the battery if it doesn't work properly.
  • Clear the area: Make sure nothing is stored near the tracks or the path of the door that could interfere with operation during winter.

Winter: Cold-Weather Monitoring

Winter is mostly about monitoring your system and responding to issues promptly.

  • Keep the threshold clear: Remove snow and ice buildup from the base of the door. A frozen door can strain the opener and damage the weatherstripping.
  • Listen for changes: Cold weather can cause metal to contract, leading to unusual sounds. New grinding, squealing, or popping noises warrant investigation.
  • Don't force a frozen door: If the door is stuck due to ice at the bottom seal, gently break the ice free before attempting to open it. Forcing the opener to power through a frozen seal can damage the door, opener, or both.
